What types of homes will you be delivering?
Our proposals include up to 270 high-quality new homes, offering a mix of one and two bedroom homes for first-time buyers, family homes for growing households, and downsizing options for older residents. We are also committed to delivering 30% affordable housing, which will include affordable rent, shared ownership, and First Homes for local people.
How much affordable housing will there be?
30% of the new homes will be affordable, in line with South Kesteven District Council’s policy. This will include a range of tenures — affordable rent, shared ownership, and First Homes — to ensure a variety of housing options for local residents.
How will the development support local infrastructure?
We recognise the importance of ensuring new homes are supported by appropriate infrastructure. As part of the development, we will make financial contributions towards local schools, healthcare facilities, and public facilities through our Section 106 agreements. We are also exploring ways to improve local transport links, including pedestrian and cycling routes connecting the site to Bourne town centre.
Will there be any further development on the site in the future beyond what is included in this planning application?
Possibly. Land to the immediate south of this application site has been promoted by Barratt Redrow through the emerging South Kesteven Local Plan as part of their Call for Sites process. This land could accommodate an additional 615 homes alongside a mixed-use local centre, new 2FE primary school, additional children’s play area and trails, further highways improvements and pedestrian / cycle connections as well as more green space. South Kesteven will run a consultation on the additional submitted sites throughout June / July 2025 when it will be decided whether the site will be allocated for housing.
Will this development increase traffic in the area?
A full transport assessment will be carried out as part of the planning process. This will assess any impact on local roads and identify measures to mitigate congestion, including enhancing walking and cycling routes and improving access across Raymond Mays Way. We will work closely with Lincolnshire County Council to ensure transport solutions are effective and sustainable.
Does the proposed development use land classified as Best and Most Versatile (BMV) agricultural land?
Yes, part of the site includes land classified as Best and Most Versatile (BMV) agricultural land. We recognise the importance of protecting valuable land, and our proposals have been carefully designed to balance the need for new homes with sustainable land use. As part of the planning process, we will work closely with South Kesteven District Council to ensure the development minimises its impact, incorporates green spaces, and enhances biodiversity across the site.
How will your plans impact local wildlife?
Sustainability is central to our proposals. We are committed to delivering a minimum 10% biodiversity net gain by creating new green spaces, wildlife corridors, and planting native species. These enhancements will support local habitats and strengthen the site’s natural environment.
What are you doing to promote sustainability?
Our plans focus on creating a climate-conscious development by integrating energy-efficient homes, sustainable drainage systems (SuDS), and green infrastructure. We are also encouraging sustainable travel by incorporating safe walking and cycling routes and improving local connectivity.
What opportunities do the community have to influence the proposals?
We are committed to engaging with the local community throughout the planning process. Your feedback is important to us, and we want to understand local priorities and ideas. What are the next steps for the project?
We are in the early stages of consultation. Once we have gathered feedback from the community, we plan to submit a planning application to South Kesteven District Council in summer 2025. If approved, construction is expected to begin in 2026.

We are in the early stages of bringing forward plans for a new residential development in Bourne. Below we have included an anticipated timeline of activity over the coming months and years.
