Our vision for a sustainable community in Bourne

Barratt Redrow is bringing forward plans for a new residential development on land to the south west of Bourne. These proposals will provide up to 270 high-quality new homes (including 30% affordable), whilst investing in key local infrastructure and creating vibrant public open green spaces for everyone to enjoy. Our vision is to create a landscape-led development that enhances the site’s existing features through the integration of sustainable drainage ponds, new hedgerows, tree planting and wildflower meadows.

  • Up to 270 high-quality new homes
    A mix of one to five bedroom properties for first-time buyers, families and those looking to downsize.
  • Affordable housing
    30% of the new homes will be designated as affordable, offering a mix of affordable rent, shared ownership and first homes – ensuring local residents, including first-time buyers and families, have access to high-quality homes.
  • Biodiversity net gain
    Our plans will deliver a minimum 10% biodiversity net gain. This will be achieved by creating vibrant green spaces, establishing wildlife corridors and planting native species – helping to enhance local habitats and support Bourne’s natural environment.
  • Sustainable transport
    Safe walking and cycling routes, improving connectivity into Bourne town centre. We are also exploring ways to improve local transport links, including bus routes.

Site location

The proposed development is located to the south west of Bourne, on the west side of Raymond Mays Way, adjacent to the Elsea Park development. The site benefits from strong transport links, with easy access to the A15 and A151, connecting residents to Bourne town centre and the wider area.

Homes

Providing homes for all

Our proposals aim to deliver a diverse range of new homes. This development will provide much-needed housing for the District, ensuring a variety of property types are available to suit the needs of local people at different stages of life.

We are committed to creating a thriving, inclusive community by offering:

  • One and two-bedroom homes
    Ideal for first-time buyers and young professionals taking their first steps onto the property ladder, or for those wishing to downsize.
  • Family homes
    Designed to meet the needs of growing households, offering modern, spacious living close to schools, parks and a thriving town centre, these properties will boast three, four and five-bedrooms
  • Downsizing options
    Providing comfortable, manageable homes for older residents looking to stay in Bourne while moving to a property better suited to their lifestyle.
  • Accessible homes
    At least 10% of all new homes will be designed to be ‘accessible and adaptable’ in line with Building Regulations Part M4(2). These dwellings will benefit from step-free access and wide entrances.
  • Affordable housing
    30% of the homes will be affordable, including affordable rent, shared ownership and First Homes. This will ensure local people – from first-time buyers to families – can access high-quality housing.

Landscape-led development

Creating a green, vibrant and well-connected community

This proposal marks the first development to the west of Raymond Mays Way. We recognise the importance of ensuring these plans are both sensitive to their surroundings and beneficial for the wider community. Through delivery of this site, we have the opportunity to secure a development that will transition with the wider farmland setting, adapting high quality design principles and securing a better and more successful edge / transition to Bourne. We are proposing to retain and enhance existing landscape features such as hedgerows and areas of natural drainage.

With the historic Bourne Woods nearby, our plans prioritise sustainability and biodiversity enhancements, aiming to create a well-connected, green and vibrant community.

Transport

Access and connectivity

Vehicular access to the site will be taken from West Road (A151), along the northern edge of the site. The new access will include a right-turn lane to help traffic flow safely and will be designed to allow for future bus services to enter the site.

New bus stops could also be added on either side of West Road, close to the site entrance. A reduction in the speed limit along this section of West Road to 40mph is also proposed.

A new 3-metre-wide shared footpath and cycleway will lead out of the site to a new crossing point and will connect with the existing pavement on the north side of West Road.

Timeline

How will the project move forward?

We are in the early stages of bringing forward plans for a new residential development in Bourne. Below we have included an anticipated timeline of activity over the coming months and years.

Spring 2025

Consultation with the community commences.

Summer 2025

Anticipated submission of a planning application to South Kesteven District Council.

Winter 2025

Anticipated determination of the planning application by South Kesteven District Council.

2026

Anticipated commencement of construction on the site, subject to planning approval.
